Tallahassee Memorial
HealthCare Phase 1
Civil infrastructure and site development for the first phase of a regional healthcare campus built on 87 acres in Panama City Beach, Florida.
- 87-Acre Campus
- 80,000 SF Medical Office
- Site Contractor
- Opened July 2024
About the Project
Phase 1 of the FSU Health and Tallahassee Memorial HealthCare medical campus established the first major facility on an 87-acre healthcare campus in Panama City Beach. The 80,000-square-foot medical office building opened in July 2024 and serves as the foundation for a long-term regional healthcare development created through collaboration among Tallahassee Memorial HealthCare, Florida State University, and The St. Joe Company.
GCUC served as the site contractor for Phase 1, constructing the civil infrastructure and preparing the site through building-pad readiness. The scope established the underground utilities, drainage, grading, access, parking, concrete, and supporting site improvements required for the medical office development. Vertical building construction was performed by others.
The Phase 1 building supports primary care, urgent care, cardiology, pulmonary care, an ambulatory surgery center, and additional specialty services. The larger campus is planned as a major healthcare destination for the Florida Panhandle, with a 100-bed inpatient hospital forming the next major phase of development.
